A central courtyard/lightwell can be accessed from the living space and the 3rd bedroom, with seating for reading and coffee in the sun.
Out the back, sit at the outdoor dining table and watch the kids play in the gorgeous timber two-storey cubby house (use at own risk; adult supervision required at all times). Lush green lawns and gardens add to the ambience and there’s a BBQ to share meals with friends and family.

Everyone is welcome to Mordi Beach House - including your favourite furry friends. Please note additional charges apply for bringing pets and prior arrangements for pets must be made directly with the office. Please advise us at the time of booking, or prior to your arrival.

There is driveway parking for 2 cars. Please note the garage is not for guest use.

Mordi Beach House is located in seaside Mordialloc, just 25kms from Melbourne CBD. Enjoy the south eastern beach lifestyle - walk 400m to swim at the beach or take a stroll on the picturesque Mordialloc pier, perfect for picnics and fishing. Love walking, running or cycling? A short walk will get you to the Bay Trail, which lines the foreshore and will connect all the way through to Port Melbourne. Lined with colourful boats, local Mordialloc Creek is great for fishing or slow afternoons watching the sunset. Despite feeling like a sleepy little fishing town, Mordialloc boasts cafes, restaurants and shops, all easy walking distance from this stunning beach house.

Booking Information
- Group restrictions - maximum of 6 guests at the property.
- Strict noise policy and no parties permitted - fees and eviction can apply for security call-outs. See terms and conditions for further information.
- No commercial activities or events permitted including but not limited to hens/bucks events, engagements or weddings.
- Intimate events, photo/video shoots may be arranged directly with A Perfect Stay/Boutique Stays. Additional fees and T&C’s apply.
- No Schoolies or school-leavers permitted.
- No smoking inside the property.
- If dates include both Christmas Day and New Year's Eve a 12-night min stay applies, unless otherwise approved directly with A Perfect Stay/Boutique Stays.
- We reserve the right to cancel any bookings made that do not comply with these conditions. Breaches of these conditions during your stay may result in immediate termination without refund of the licence fee or bond.
- A deposit of 50% of the total licence fee (including booking, marketing, cleaning, linen, and credit card fees) is required at time of booking. Final payment is due 30 days prior to arrival. If the booking is made within 30 days of arrival, full payment will be required at the time of booking.
- Bond of $600 will be processed 1-3 days prior to arrival.
